Building Permit
A document issued by the municipal authority certifying the blueprints for construction and authorizing work to commence.
 
The building permit is one element in an overall regulatory plan concerning types and quality of construction that occur within municipal boundaries. Sellers and buyers considering any type of construction on a specific property are well advised to seek assistance from the local building department and/or building inspector prior to the start of any construction. If a permit is required, the building department requires an application outlining the planned work including plans, building sketches, and related documents.
 
Municipal staff will review the application to ensure that the planned construction meets with the applicable building codes, local zoning by-laws for the area in which the construction is taking place, and other relevant regulations, e.g., special requirements for properties located in or near flood prone areas of a community.
 
Requirements for new construction, additions, alterations, renovations, relocations, and repairs or rehabilitation of a building or structure will vary. Building permits are typically required for a variety of projects.

  • Repair and underpinning of foundations.
  • Installation of pools.
  • Construction of decks in excess of a specific height above the ground.
